THIS IS OUR FIRST FLOOR APARTMENT IN DETACHED VILLA. IT SHOULD BE NOTED, THE GROUND FLOOR IS NEVER RENTED OUT, IT IS FOR THE OWNERS USE ONLY & NEVER WHEN GUESTS ARE AT THE HOUSE. SO GUESTS HAVE TOTAL SOLE USE OF THE POOL & GARDENS.
Lovely 1st floor holiday apartment, in Detached Villa. 2 double bedrooms, situated in a fantastic location, just 800 metres to the village centre and only 15 mins drive to the pristine sandy beaches of Collioure, Argeles & St Cyprian. The apartment is set on the 1st floor of a detached villa and it can sleep 5 guests. The accommodation comprises of 2 generous sized bedrooms, 1 with king sized bed and 1 with 2 twin beds (can be made up as double bed). For guests with younger children, a cot and /or an additional put -u-up -bed can be made available upon request. One Bathroom with WC, bath, walk in shower & washhandbasin. Separate WC & washhandbasin. A well equipped kitchen complete with electric oven, 4 ring hob, Microwave, Fridge/freezer, Washing machine and Dishwasher. There is a dining area with seating for 4 guests. The lounge is Air Conditioned & furnished with 2 comfy leather sofas, a TV with UK channels, DVD, video, stereo hi fi with CD player.
Sliding Patio doors off the lounge lead onto the large roof terrace which is ideal for Al fresco dining or sunbathing. We have a large table & 6 chairs, plus a couple of sun loungers. It faces due south, so great even in winter/spring/autumn to sit out & chill over a glass of wine with a good book. Great breakfasts as the sun rises. The terrace boasts fantastic views over the swimming pool, mountains and towards the coast. It has a metal outside staircase leading down to the private enclosed garden & terrace area with the 9m x 4m tiled swimming pool, complete with fountain.
This outside area is ideal for sunbathing on the sun loungers. Eating out for lunch or evening meal. The pool and surrounding garden areas are illuminated at night. There is a sheltered Canopy area with Table & chairs for 6 to dine in the shade. Or even do some work/emails etc in the hade with a double electric socket & 2 USB ports.
Then of course is the BBQ for the budding Rick Steins, or Gordon Ramsays !! Its pretty big and perfect for family outdoor cooking. With the balcony upstairs as one dining area, the tables & chairs under the Canopy - you can eat from either table. On a sunny summers evening why not pull the table/chairs out from under the Canopy and just veat besides the pool
For guests who like to explore their surroundings area. You can walk from the house gently through the vineyards only 600m away. You can walk up towards the French/Spanish border through The Alberes stretch of the Pyrenees. Locals quite often go to the restaurant at thevery top. Thats a good walk!! often collected by someone else in the car, after a well deserved drink with your lunch.
Within 2-2.5 hours drive you have numerous places to visit. Beaches. Vineyards. Perpignan. Montpellier. Carcassonne. Beziers. Historic sites galore ! Saint Martin Du Canigou, Villefranche. Thats just the French side.
Hop over the border into Spain, some great places to visit - Figures, Gerona, Besalu, Peratallada. Cadeques & the waters sports area of Empuriabrava - The Venice Of Spain
The house is ideally situated just a few minutes walk to the village centre which has a bakers, cafes, restaurants, pizza takeaway, mini-market and weekly market selling local produce. Our own bigger shop supermarket, small mall, petrol station & couple smaller shops are only 2 miles out of the village. It also has probably the best Boulangerie in the area that offers a superb "Petrie" there version of baguette !! Not mentioning the mouth watering cakes. Plus they do sit meals or a coffee & treat !!! Not to be missed
The superb beaches of Collioure, Argeles and St Cyprian are just a 15 minutes drive away where you can indulge your passion for any number of water sports, plus a fantastic golf course can be found at St Cyprian. With so many attractions and activities for guests off all ages this apartment and its superb location make it the ideal holiday property at any time of the year.
The apartment is available 52 weeks per year. Over the years we have had numerous older guests visiting, and returning to us, in the autumn for the lovely golden colours of the vineyards, with snow on the Canigou usually from late September till early May. Spring is stunning with the lovely vibrant colours, crystal clear blue skies, the pink blossom on the cherry trees & temperatures in April & May in the very high teens & low/mid 20'sC.
We have had Christmas Day breakfast on the Balcony, numerous times. We have been in the pool in November & March - OK its refreshing, but great. Christmas can often get temperatures in the low 20C region. Great for walking along the beaches, walking in the hills or vineyards.
All in all, there is so much to do in the area. Thats probably why we have had lots & lots of repeat bookings over the 20 odd years we have rented out our property

Laroque Des Alberes is amazing for foodies. All within walking distance from the house. We have a Michelin recommended restaurant, fantastic tapas restaurant, 4/5 other great restaurants including a superb Pizza take away, ( sit down table area in summer).
Mini-market in the village, selling all the basics. newsagents. Pharmacists. 'hole in the wall machine'. Helpful Tourist Information centre adjacent to the Marie/Town Hall. Tennis club offering 3 courts by the hour. Great for walking up the hills and cycling throughout the vineyards. Horse riding available nearby.
Golf about 20 mins drive at sea level at St Cyprien (www.golf-st-cyprien.com). Also 1 hour drive magnificent golf course with health spas (www.golf-falgos.com) - Le Domaine de Falgos on the French/Spanish border at 1000m - stunning.

Special Rental Conditions
The Balance is payable 2 months before the booking commences. If booking less than 2 months then full payment due. £200 returnable deposit against damages is also payable. Rentals are Saturday - Saturday during the season. 4pm enter -10am depart. In the low season we are more flexible on both changeover days and in/out times.
LOW SEASON (1st NOV to 30th APRIL). Short breaks available - minimum 3 nights. Long term bookings also available. Email us to discuss prices.
