This lovely, modern, 2-bedroom apartment has been entirely renovated (2007) and benefits from superb dual-aspect views over the Mediterranean and the Chateau of Nice. From here you can enjoy the cafes and restaurants of the Old Town or just sit and watch the ships passing by from your balcony. The apartment is approximately 76 sq metres in size and comprises of a living/dining room, an open-plan kitchen, two bedrooms, two bathrooms and two balconies. The apartment is located on the 4th floor (with a lift) within a well-kept residence and is within walking distance of the Port, the Old Town of Nice and the beach. It has a maximum occupancy of 4 people (plus babies) and would be perfect for a small family or group of friends who wish to be near to the sea, and all that the city has to offer.

Living room: is bright and stylishly furnished and has fantastic sea views over the entrance to the port. It has double doors opening to a balcony where you can sit and watch the boats go by whilst enjoying your lunch! The living room is furnished with two comfortable sofas, dining table & 4 chairs, large flat screen TV (French) & DVD player.
Kitchen: is open-plan to the living room and is very contemporary. It is well equipped for cooking and dining and has an oven, electric hob, dishwasher, large fridge, freezer, coffee machine, toaster, iron and ironing board. There is also a breakfast bar with stools, overlooking the living room.
Utility: in a cupboard on the rear balcony, there is a washing machine.
Bedrooms: there are 2 good-sized bedrooms; one with a double bed (140cm wide), fitted wardrobes, an en-suite shower room and views over the Chateau of Nice & the Alps. The other is furnished with two single beds (one stores away under the other), fitted wardrobes, an office desk and has double doors out to a balcony.
Bathrooms: there is a very stylish independent bathroom and a large shower room. The bathroom has a shower over a bath, a washbasin set in marble countertops & WC. The en-suite shower room has shower cubicle, a large washbasin and WC.
Outside: from the living room there is a sunny balcony with a table & two chairs, which has fantastic views over the gardens, the sailing club and the sea. On the other side of the apartment, there is a second balcony from a bedroom, with table & chairs and views over the Chateau & Nice.
Local Attractions
Local shops can be found just 50 metres away, a boulangerie 100 metres, a supermarket 150 metres and a wonderful restaurant on the sea front just 20 metres. You also have a great selection of restaurants to choose from all around the port area and in the nearby 'old town of Nice. There is a great choice of shopping in the department stores, the designer shops and gift shops of Nice.
Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town, and offers an array of olives, flowers and fresh produce. There is also an antiques market held here on a Monday.
Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and rollerblading along the Promenade des Anglais, and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
Beaches can be found just 100 metres away and right along the seafront of Nice, as far as the airport. From here you can enjoy the sunshine glittering on the azure blue waters of the Med, watch the many boats crossing the ‘Baie des Anges’, and see the planes and helicopters coming in and out of the airport.
The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
Getting around is very easy from here. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop to this apartment is 20 metres away. A car is really not necessary here.
Sightseeing is endless; you have the historical old town of Nice; the restaurants and yachts in the port of Nice; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

Winter heating: is by central heating radiators and is included in the rental cost.
Electric & water: are both included in the rental cost.
End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 85 Euros and is paid directly to the owner.
Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner
Taxe de Séjour: In France it's usually necessary to pay this (tourist tax) and it's calculated based on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it is to be paid.
Damage deposit: The owner requests a damage deposit of 200 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
Change over day: is normally a Saturday; however the owners maybe flexible upon request.
Long weekend stays: are possible at this property outside of the high seasons, with a minimum of 4 nights stay.
Pets: are not permitted at this property - sorry.
Smoking: is not permitted inside this property – sorry (balcony is OK).
Supplementary services: baby-sitting and additional cleaning may be available upon request.
