Situated in beautiful countryside & down a long private track the property, once a hamlet, is an extremely peaceful home from home. The property is 8km from the town of Civray.
The cities of Poitiers & Angouleme & the coast at La Rochelle are all accessible for a day out & there are many attractions closer by. We are also close (20km) to the racing circuit at Val de Vienne which runs a busy calendar of racing both car & bike throughout the year. We have plenty of parking here for trailers & transporters.
Accommodation:
The main entrance to this newly refurbished & refurnished property is accessed by a short flight of steps to the large veranda looking out onto the extensive grounds & lakes. The veranda forms an ideal place to sit and relax & watch the wildlife, the birds & the sunset perhaps with a chilled glass of wine or a gin & tonic.
From the veranda, doors open into the hallway with a cloakroom to the right hand side & an adjoining toilet & washroom. The hallway continues with double doors giving access to the very spacious & beautifully furnished sitting room. This large light filled room has windows to three sides looking out over the land & the gites private garden. A large comfortable leather suite offers plenty of seating for TV viewing, you can watch UK satellite programs as well as French channels. A DVD player is provided with a selection of discs, in addition a music system with radio & cd & selection of cd's is available.
At the opposite end of this large room is the dinning area with a large table comfortably seating ten to twelve people , a good selection of quality crockery & glassware will be found in the dressers & cupboards . An archway leads through from the dining area to the well fitted kitchen. There is a large fridge freezer, a cooker with gas hob with extractor hood & electric oven. We also provide a microwave & dishwasher and a coffee maker which uses (pods). The kitchen sink looks out over the rear garden & a wildflower meadow with a small wood beyond, deer can often be seen in the meadow along with the occasional sanglier ! There is a large pantry / storage cupboard adjoining the kitchen, we have tried to provide the house with everything you might need whether making a snack or a fine dining evening meal. The rear door leads from the kitchen out onto a small area & steps down to the garden.
The two bedrooms on this floor are accessed from the main hallway through a door which separates them from the kitchen & living areas. To the left is a spacious twin bedded room with en- suite bath & shower room with windows looking onto the garden & pool area & to the right is an equally spacious double room with a king size bed & its own en-suite bathroom again with bath & shower.
An additional doorway from the hall opens onto a staircase leading down to a large area, on this level you will find a further bedroom with twin beds & en-suite shower & toilet, there is also a large games room with a table tennis table, a snooker table (not full size) & table football . There is also a wine fridge, Washing machine & sink.
From the kitchen a staircase leads up to the 1st floor, on this level you will find a large family room with King size bed & a single bed, this room has a bathroom next door with bath & shower.
Outside:
The spacious private garden can be accessed from the kitchen via a short flight of steps or through a gate by the garage area. Here you will find a large dining table for al fresco dining, a clothes dryer, a nice selection of fresh herbs & the built in charcoal bbq area. The view looks out over our own woodland & a wildflower meadow. The pool area is accessed via a metal gate & offers sunbeds, parasols & a shaded area for when the sun gets too warm! We also have a few children's inflatable toys for the pool.
