It is located close to Mougins and Mouans- Sartoux in a charming and quiet rural area, The house and gardens are set on one level, except for two double bedrooms on the first floor. The east side of the villa comprises the kitchen and second living area which open out onto the terrace, pool house and swimming pool. The pool house is ideal for al fresco dining – it offers ample shade, a BBQ, kitchenette with fridge, sink, and electric appliances, and a comfortable seating area. The west side of the house offers a terrace to catch the last rays of the sun in the evening, and an alternative dining area. The property enjoys a cosy interior and boasts manicured lawns, two sitting areas, a dining area, and a beautiful fully fitted American-style kitchen, air-conditioning and manicured lawns.

There is ample parking for at least 4 cars and the villa is conveniently situated for easy access to the coast and the whole of the Cote d'azur. The old town of Mougins is only 7 min by car with some fine restaurants and great views. Cannes is only a 20 min drive depending on the traffic. There are fantastic beaches to be found between Cannes and Mandelieu, where you can experience numerous water-sports activities. Several golf courses are within close proximity also!
