The house offers spacious accommodation within a traditional stone building
- An open plan fully fitted kitchen and dining area that opens out onto a sun terrace.
- A fantastic L shaped living room (12m x 10m) with TV, DVD, broadband internet access and uninterrupted views across the vineyards to the village of Capestang.
- A downstairs WC and separate utility room with washing machine and drier.

The house has an unrivalled position and stunning views. It is set in vineyards and mature gardens of around 2½ acres on the edge of Capestang, a pretty market town set on the canal du midi. To the front of the property the large private South facing terrace is the perfect spot for eating outside. Here you will find the barbecue, table and chairs and plenty of shade if needed. The terrace can be fully enclosed (allowing young children to safely have the run of the house and terrace). The rear looks out to the Cathar church of Capestang. The magnificent building is 36 metres long of which 1/3 has been converted. There is ample parking outside the property.
The Mediterranean pool area has been carefully landscaped and set in gardens that are fully enclosed and private. There is a petanque pitch under the walnut trees, which provide welcome shade from the midday sun. The stunning pool is 11 metres by up to 7½ metres and is surrounded by terracing with plenty of sun loungers and parasols. Underwater pool lights illuminate the water for night time swimming.
For the safety of children the pool/garden area is discretely fenced and has a lockable gate. A pool alarm provides additional peace of mind.

Capestang (only 1km from the house) is a small, charming town, centred on a square and the Canal du Midi, with outdoor cafes, restaurants and bars. There is a range of other amenities including boulangeries/patisseries, a butcher, pharmacies, two supermarkets and, of course, several wine caves. The 14th century Cathar church is also found in the square and overlooks the twice weekly market. Two minutes walk beyond the village square is the Canal du Midi (designated as a World Heriatge Site) with magnificent views over vineyards to the Mediterranean and Pyrenees. Capestang enjoys an idyllic setting and is in a prime location for easy access to the more cosmopolitan cafe life of both Beziers and Narbonne. The beaches of the Mediterranean, and the Black Mountains of the Languedoc Regional Park are within 30 minutes drive.
